The Northern Beaches continues to attract national attention for being the hottest area in NSW for buying a home. According to Australian Property Investor research, 4 of the top 10 most searched suburbs are on the Northern Beaches! Allambie Heights ranked number 1 and Freshwater ranked number 2. Interestingly enough, McGrath is the number one real estate agency for both of these suburbs. Last year we sold more homes in Allambie Heights and Freshwater than any other real estate agency. We hold a good portion of the records, including the Allambie Heights suburb record, Freshwater suburb record and many Freshwater and Allambie street and block records. It is such a pleasure selling in suburbs which are so loved and have so much to offer. If you’re not familiar with them, here are just a few of the reasons why Allambie Heights and Freshwater are the most highly sought after suburbs in NSW:

Allambie Heights:

This leafy, family friendly suburb is within a close proximity to a selection of fantastic beaches, Warringah Mall, Manly Dam and is only 17kms from the CBD of Sydney or even closer if travelling by ferry which departs from Manly. Most of the suburb is made up of houses set on large, peaceful blocks of land. A good portion of these also enjoy spectacular views and are surrounded in great wildlife. There is a good local shopping village and popular local school. Allambie Heights is full of friendly locals and has a great community spirit.  Many residents still allow their kids to play on the quiet streets and share backyards and pools like they did in the old days. Many locals also hold annual street parties and enjoy a good social life within their neighbourhood.

Surprisingly, the median suburb price in Allambie Heights is still only around $825,000. Many buyers we are helping are moving from their beach suburb apartments in order to move to a house on a decent block of land that will accommodate their growing family. Most buyers are happy to drive a few extra minutes to find what they are after. Allambie Heights is one of the few suburbs where entry level homes are still affordable and offer brilliant value for money. It is possible to buy an original 3-4 bedroom home for around $800,000, which in a beach suburb would only get you an apartment or small townhouse with no or minimal backyard.  Or should you be looking for a renovated family home with a decent backyard and possibly a pool and some views, Allambie Heights has homes on offer which have all these features that are priced in the early millions. In suburbs closer to the beach, you’d have no hope of finding a home that offers such features for the same money. Many buyers can see that for the relatively small difference in proximity to the beach, the great features of Allambie Heightsand value for money homes are a very attractive option.

Whilst Allambie Heights still offers many great opportunities, I don’t believe the suburb will stay affordable for too much longer. Buyers are flocking to Allambie Heights which is driving prices upwards. The secret is well and truly out! Allambie Heights is one of my top picks. It is seeing great capital growth and the forecast looks bright for the next few years. Freshwater or “Freshie” as the locals fondly call it, was once a sleepy beachside suburb known primarily as being the birthplace of surfing in Australia. Today Freshwater has maintained its casual beachside lifestyle and surfing culture. Locals are proud the suburb has managed to maintain a village like feel. Many Sydney-siders are attracted to Freshwater for the spectacular lifestyle on offer and close proximity to Manly and the CBD, without the hustle and bustle.

Freshwater beach enjoys white sands and crystal clear water to ensure an enjoyable swim for all. It is generally more protected than many other neighbouring beaches due to the headlands on either side so is a top choice for families. Award winning restaurant, Pilu, is located on Freshwater beach plus there are many other cafes, restaurants and shops to enjoy locally. For those who love a few beers or the odd wine, the Harbord Diggers Club and Harbord Hilton are popular choices.

The median house in Freshwater is $967,500 and the median unit price is $449,000.
